
I'm Micah Nicholes. I own Yellow Letter and USLeadList, and I'm a real estate investor — that combination is the reason this site reads the way it does.
I didn't take the obvious route to real estate. I grew up one of seven kids in a household where my dad drove a truck and carried the whole family on it. I skipped college, went straight into the workforce — construction, then years in restaurants — with a side hustle going the whole time: a construction gig, a garage-door business, even a sawmill I turned into a flooring operation. I read Rich Dad Poor Dad at 19 and it stuck. In 2014 I bought my first real estate — a 4-unit and a 5-unit in Wisconsin — held them, then rolled that equity into doing this for real. Since then I've bought over 100 houses and done just about every kind of deal there is.
Yellow Letter has been printing handwriting-style cursive on yellow paper for real estate investors since 1986. Today I run the day-to-day and write most of the content on this site. The difference that matters: I'm not a marketer who happens to run a mail house — I'm a real estate investor who happens to run one. The pillars you read here are written from two feedback loops at the same time: the daily customer-feedback loop of operating a working mail house (talking with the investors and wholesalers who run campaigns through us every week), and my own use of these same mailers to find sellers in my Wisconsin market.
USLeadList (usleadlist.com) is the sister company, focused on inheritance and probate data — the highest-converting list type in real estate. The two businesses run in parallel: USLL supplies the list, Yellow Letter mails it. Same owner, transparent disclosure, and the recommendation I make to every customer who asks where to source good probate data.
I also run HouseBuyerz — the cash-home-buying side of the operation, where I buy houses directly in Wisconsin and connect sellers with vetted cash buyers everywhere else. Real estate is a human-to-human business: sellers pick the buyer they trust, not the highest bid, and that's the whole point.
When I'm off the clock, I'm a husband and a dad. That's not marketing — it's a big part of why I run these businesses the way I do.
